Whenever we talk about renovation, how many times have we been told the following?

“Eh please do not engage renovation company A or B. They are no good one. Not reliable!”

“I had a bad experience with renovation company C. Better not engage them. Take a company that is not that well-known better & cheaper!”

Actually what constitutes a bad experience with a renovation company? As homeowners, it is only natural for us to be very cautious especially when it comes to renovation because hey, a hefty amount is involved here! So we have every right to be KIASU or PARANOID over anything and everything. But sometimes, there are things that we need to educate ourselves with too before we even source out for a renovation company or commence the renovation works.

So okay the norm is, most homeowners will end up as enemies with their project managers/interior designers the moment renovations works commence, but there are also others like us who end up as good friends with our project manager. There are always two sides to every coin.

I think it is useful to get a glimpse into the mind of a contractor so that you can have a new perspective.

With that, let me share with you some renovation tips which I feel every homeowner should know wayyyyy before they even start on their renovation works.

1. Get as many recommendations as you can on the renovation company you plan to use.  Ask around if you must. Or read about #ProjectFunHouse. Hehe. Most importantly, you absolutely must trust this person as he/she will be in and out of your home for days or weeks even.
2. Identify the reasons for wanting to renovate the home. This is important because you need to prioritize what are your needs and wants. The project should be launched with the correct reasons and the correct image in mind.
3. Know the concepts you want ahead of time.  Otherwise, you might find yourself being steered towards spending more than you ever intended for the renovation.
4. Don’t change your mind (too much). Even though it’s inevitable that you’ll change your mind about something during the renovation, you need to know that for every time you change your mind, it will result in a changed bill/invoice, and a much later date of completion. I mean, you cannot keep changing this and that, or adding this and that, but expect the date of completion to be earlier or the same. And although the change(s) may seem minor to you, there are always other additional costs which you often fail to consider like labour, haulage fees, and hacking, for instance. All these cost a lot of money you know? And if time is of a factor to you, do yourselves this big favour; be decisive on what you really want.
5. Don’t buy your own materials. It seems like a smart way to save money because hey, the contractor is going to mark up the cost of materials and pass that added cost on to you, right? That’s true, but the contractor may also get a wayyyyy better price than you to begin with, meaning that even after the markup, you will still pay the same or a slightly cheaper price. And it’s less tiring for you too.
6. Don’t work without a budget. If you find out that the renovation work will cost more than the budget you have set aside, do not worry because it is normal!  It’s rare to know of someone who is able to set a very realistic budget for a project. That being said, do not eat into your contingency to stretch the budget. Again, focus on your needs rather than wants.
7. Don’t be a distraction. It may sound harsh, but for every minute the contractor working on your house spends talking to you, they are not working on your house. Is the conversation really important and one that will have an impact on the job? You can come down to monitor the progress of the renovation works, just like what I did. Why, Tatek and I were there almost every day but at the same time, we did not bother the contractors with our presence. As long as everything was done accordingly, we thought there was no reason for us to interview the contractors. If we found something wrong, we would contact our project manager there and then to check with him.
8. Don’t let kids/pets/boxes/YOU get in the way. Though the people working in your home will often try to accommodate to whatever that’s inside the house, they shouldn’t have to. So try to keep the house as clear as possible. If there are bulky stuff or boxes lying around, do shift them prior to the renovation works. Do not expect the contractors to do the shifting for you. They are not paid extra by the renovation company to be movers.

Fortunately for both Tatek and I, we had no problems at all with our renovation. Everything was more or less pretty smooth sailing, believe it or not. Despite the fussy people we both are, we also realized the importance of firstly respecting and trusting our Project Manager, and all the contractors/workers who were responsible for our house renovation.

When there is lack of respect or trust, you will not feel at ease leaving your house under the hands of even the BEST RENOVATION COMPANY IN SINGAPORE!

Do not get me wrong, I am not saying that we should give them the 100% trust. We are the paying party, so of course we have the right to be fussy or choosy. After all no trust is gained until it is earned. But our responsibility is there too in the sense that we need to go down to check on the progress of the renovation ourselves. We cannot possibly leave it entirely to the project manager in charge to handle everything. Do not expect the project manager to be there 24/7 while you work 24/7. Be reasonable, he has other projects to handle too. He has his other commitments too. Other customers want him there at other job-sites too.

Oh, this reminds me of something which Shafee shared with me sometime ago. He is very generous with tips, so it is very informational listening to him talk.

If yo are intending to sign up for a renovation package with the renovation company of your choice, always check through the contract carefully. Most renovation companies will try to entice you by giving you a super low quotation, and by not including so many things in the contract. For instance SUPPLY OF LABOUR TO INSTALL and SUPPLY OF LABOUR AND INSTALL are two completely different matters altogether. Well, I did not know that either. So always, ALWAYS check with the sales personnel before you decide to sign your beautiful autograph on that piece of white paper.

Hi everyone!

This is going to be a very brief post, but I demand that you read it nevertheless.

If you saw my FB, Twitter and Instagram updates last weekend, you would have noticed the Year End Renovation Fair by Classic Ideas Design & Build Pte Ltd.

Well, apparently the turnout was REALLY GOOD, as updated by Mr Shafee himself. In fact, the response was SUPER DUPER OVERWHELMING that he did not have time for some of the customers who dropped by. He is still feeling really upset about it, and thought that he should have another round of the fair this coming weekend at the showroom, just for those who are still keen on finding out more about the Starbuy Kitchen Cabinet and the other awesome renovation packages available. Well, I think that is a really good idea! It’s a pity and a sad fact though that Shafee has to work even on weekends, but it’s all for YOUUUUU, my most treasured blog readers. There are different ways to liven up the walls these days. Before, we used to be restricted to just paint.
